Pricing: Your Comparative Market Analysis shows trends in local real estate including properties recently sold in your area which will help determine the best price at which to list your home.
Marketing-Hard copy: I will list your home with a photo and description in the Coldwell Banker Buyer’s Guide which is delivered twice a month to almost every residence in the Napa Valley with a distribution of about 600,000 copies annually. Your home will remain in the Buyer’s Guide until it is sold. I will even request for your home to be on the cover. I will place a Coldwell Banker sign on your property to alert people that your home is for sale. I will send quality mailers to your neighbors and other areas we deem appropriate letting them know that your house is for sale and inviting them to an Open House. I always use a graphic designer to assist me with all my clients’ marketing materials so they are professional and sophisticated. I, with the graphic designer, will create a polished, intelligent full-color brochure for your home. These will be given out at tours, Open Houses and will be stored in brochure box below your For Sale sign. I will put a color photo of your house in the Featured Properties section of the local newspaper on the first Saturday that the house is listed. I will put an Open House ad in the local newspaper on the first Sunday that the house is listed.
Marketing – Internet: YourrNapaRealtor will feature your home with a Property Profile to gain maximum exposure with our audience. This listing comes complete with photos and detailed information. Your home will also be listed on the Multiple Listing Service (“MLS”) which reaches over a thousand realtors in the Napa, Solano and Sonoma counties. I will include 12 photographs (the maximum) and a thorough description of your house on the MLS.
Marketing – Showing your house: Your house will be toured by local real estate professionals who will help bring your property to prospective buyers. YourNapaRealtor will hold at least one Open House at your home. We will follow up with any realtors or visitors who visit your home to gauge their level of interest.
